Idlewood at Idlewood Elementary -- not filed yet

The applicant requests a change in Land Use from LDR to LMR, and change in Zoning from R-85 to RA-5, on 15.5 acres located on Idlewood Rd next to and across from Idlewood Elementary School. Waterford Homes, the applicant, plans to build 63 single family detached homes. That works out to 1/4~1/5 acre per lot, so there are concerns that the proposed density is too high and is inconsistent with the surrounding area. Charles Watson, President of the Tucker Civic Association, is the realtor for these properties and is assisting the developer with the application process. He notified the commissioners of the applicant's intention to file, and he arranged a meeting on November 21 with the developer and neighborhood representatives to show plans for the development. No applications have been filed with DeKalb County yet.

Henderson Mill at Henderson -- LP-05-43, CZ-05-81

The applicant requests a change in Land Use from LDR to OPR, and change in Zoning from R-100 to O-I, on 1.1 acres located on Henderson Mill Rd at the corner of Henderson Rd. Raymond Deeb, the applicant, wants to construct a Doctors Clinic office building. There is some neighborhood opposition and some neighborhood support. The Community Council and Planning Commission both voted to recommend Deny; the Planning Department recommended Approval. This is on the October 25th BOC agenda at 6:30 pm. Update: On October 25, the Board of Commissioners voted to Defer. On November 7, 2005, the Board of Commissioners voted to Deny both applications.

Idlewood at Cedar Knoll -- LP-05-05, Z-0507

The applicant requests a change in Land Use from LDR to LMR, and change in Zoning from R-85 to R-A8, on 4.04 acres located on Idlewood Rd near Cedar Knoll Dr, across from Drayton Woods. The applicant plans to build 32 Townhomes. This is inconsistent with the surrounding area and the neighborhood prefers single family detached homes. A Community Meeting is planned for Tuesday, April 12 at the Tucker Rec Center. The application will be heard by the Board of Commissioners on April 26. Update: After several deferrals and many community meetings over the course of 6~7 months, the Board of Commissioners voted to Deny both applications on October 11, 2005. The applicant did not file an appeal with Superior Court within the allowed 30 days, so the decision stands.
